Land Titles Registry

SLA's Land Titles Registry registers all property transactions in Singapore (landed, flats-private or HDB, commercial and industrial properties).  Land Titles Registry registers interests on the land, the land registry shows who owns the land and whether encumbrances (mortgages, charges) exists.

SLA Land Titles Registry:-
  • protects the rights of property owners,
  • prevent fraudulent or secret transactions,
  • facilitate transactions giving proof of title,
  • allows public searches.
2 land registration systems co-exist to register instruments -
  • Register of Deeds (old system),
  • Land Titles Register (Land Titles Act).
Some real estate instruments (legal document as evidence that a person has legal/equitable interests to property.)
  1. Option to Purchase (OTP)
  2. Sales and Purchase Agreement (S&P)
  3. Tenancy Agreement (TA)
  4. Grant of Probate (divorce court order, will)
  5. Letters of Administration (on death without will)
  6. Trust Deed
  7. Mortgage Agreement
  8. Court Order

  3. Transfer documents for gift
  4. Mortgage Agreement
  5. Lease/TA > 7 years including option to renew
  6. Appointment of Trustee
